Sites we work in

Relining without shutting down

We also work on industrial sites and multi-storey buildings where the damaged section runs under a slab, car park or shared wall: anywhere excavation would mean weeks of disruption. For strata, relining repairs a shared sewer or stormwater line without breaking up common property or shutting down parking.

The alternative

What happens if you excavate instead

A cracked or collapsed commercial pipe doesn't fix itself. The usual repair, dig it up, replace the section and reinstate the surface, comes with costs that go well beyond the pipe. Excavating through a car park, courtyard or building slab means days of disruption and a reinstatement bill on top of the repair. Trenchless relining avoids that. We access the pipe through existing entry points, insert a resin liner, and cure it in place. There's no trenching and no surface damage.

Root intrusion

Roots in commercial drains

Root intrusion is one of the most common reasons a commercial pipe needs relining. Older earthenware and concrete pipes develop hairline cracks and loose joints, and roots grow toward the moisture escaping through them. Eucalyptus, willow, paperbark and fig trees are the most aggressive species we see doing this in Perth. Clearing the roots alone doesn't solve the problem: the crack or joint that let them in is still open, so regrowth is common. We clear the root mass with high-pressure jetting or mechanical cutting, then reline the section so the entry point is sealed. We use an IMS Robotic Cutter to remove dense root masses before relining. Tree removal is rarely the answer. Relining protects the pipe while the tree stays exactly where it is.

How we reline

From the first camera run to proof the pipe is sealed.

  1. Two techs at a side-passage pit, one checking the CCTV monitor

    CCTV diagnosis

We run a full CCTV inspection to locate the damage, assess the pipe material, and confirm relining is the right fix before quoting.

  2. Plumbed Right navy box truck parked in a city street at night

    Quote before we start

You get a price based on the CCTV findings, not a rough guess. No call-out fee to quote.

  3. Two techs feeding the jetter hose into a drain

    Root removal, if needed

Where root intrusion is present, we clear it with jetting or the IMS Robotic Cutter before the liner goes in.

  4. CCTV view down a pipe lined with a smooth new resin liner

    Reline and cure

A resin liner is inserted through existing access points and cured in place, sealing cracks, joints and root entry points from the inside.

  5. Two CCTV frames of the same pipe, roots blocking it and then cleared

    Confirm and hand over proof

A post-reline CCTV run confirms the seal, so you see the finished pipe wall, not just a completion notice.

    Questions

    Commercial pipe relining
    questions

Still unsure? Call and talk to our team, not a call centre.

    The method

What pipes can be relined instead of replaced?

Sewer, stormwater and drainage pipes in clay, PVC or cast iron across a range of diameters can usually be relined, provided the pipe still has enough structural integrity to hold a liner.

Do you need to dig up my car park or floor?

No. The liner is inserted through existing access points and cured in place, so there is no trenching or surface reinstatement.

How long does commercial relining last?

The liner material has a 50-year design life, and our relining work carries a 25-year warranty. Those are two different things: one is the product, the other is our workmanship.

    Tree roots

Can you remove tree roots without removing the tree?

Yes. We clear the root mass with high flow jetting or mechanical cutting, then reline the damaged section to seal the entry point. Tree removal is rarely necessary. See our tree root blockage guide.

Will relining stop roots coming back?

Relining seals the cracks and joints roots were entering through and creates a smooth interior surface, which significantly reduces the chance of regrowth compared with clearing alone. If the problem is a blockage rather than pipe damage, see our commercial blocked drains page.

    Proof and reporting

Can you provide documentation for insurance or strata records?

Yes. We provide the CCTV footage before and after the reline. Need a written report for your insurer or strata manager? Ask when you book and we'll tell you what we can provide.
